As a Realtor serving Coweta County, I hear that almost every week.

And while it's true that today's market looks very different than it did in 2021, the local numbers tell a much different story than the national headlines.

The reality is that real estate is local. What is happening in California, New York, or even Atlanta doesn't necessarily reflect what's happening right here in Coweta County.

What Happened in the Coweta County Housing Market Over the Last 30 Days?

When we compare the last 30 days to the same period last year, here's what we found:

Home Prices Continue to Rise

  • Average sales price increased by 12.6%
  • Median sales price increased by 7.2%

Despite concerns about the market slowing down, home values in Coweta County continue to show strength. Sellers who have maintained their homes and priced them appropriately are still seeing strong returns.

Homes Are Still Selling

One of the biggest misconceptions I hear is that homes are just sitting on the market.

While homes are not selling within hours like they often did during the peak frenzy of 2021, buyers are still actively purchasing homes.

The average home sold in just 44 days.

That's a healthy and balanced market—not a stalled one.

Sellers Are Still Receiving Strong Offers

Another important metric to watch is the percentage of asking price sellers receive.

Over the last 30 days, sellers received an average of 97.3% of their asking price.

That means buyers are negotiating, but sellers are still retaining the vast majority of their home's value.

The Market Has Changed—But It Hasn't Stopped

The truth is that today's market requires a different strategy than it did a few years ago.

During the height of the market, almost any home could sell quickly with multiple offers.

Today's market rewards:

  • Strong marketing
  • Professional photography
  • Effective negotiation
  • Strategic preparation before listing

Homes that are priced correctly and marketed well are still attracting buyers.
