The first thing I notice when I drive into Lake Redwine is not a particular house. It is the setting.
The drive to the neighborhood takes you past farmland and open spaces that make this part of Coweta County feel removed from the busier areas of Newnan. When you enter through the main entrance, large, mature trees line the road. The clubhouse and pool are ahead of you, while the lake stretches along your right.
It creates an arrival experience that immediately feels different from many subdivisions in our area.
As someone who grew up in Newnan and has worked in local real estate for more than 15 years, I believe Lake Redwine offers something increasingly difficult to find: lake living, established surroundings, recreational amenities and convenient access to Newnan without feeling like you are living in the middle of town.
However, buyers should understand that “Lake Redwine” can refer to three distinct housing options: the original Lake Redwine community, Northshore at Lake Redwine and The Cottages at Lake Redwine.
Each offers a different experience.
Where Is Lake Redwine?
Lake Redwine is located north of Downtown Newnan in Coweta County’s 30263 ZIP code.
The neighborhood is accessed from the Happy Valley Circle and Cedar Creek Road area. Its setting feels more rural than neighborhoods located directly along Newnan’s major shopping corridors, but residents can still reach Downtown Newnan, Interstate 85, Ashley Park, grocery stores, medical facilities and other daily conveniences by car.
The surrounding farmland and mature landscape are part of the neighborhood’s appeal. You feel as though you are leaving the busier parts of Newnan behind before arriving at the lake.
For buyers who want neighborhood amenities but do not want to live in a dense or highly commercial area, Lake Redwine offers an interesting balance.
The Three Areas of Lake Redwine
One of the most important things buyers should understand is that the original Lake Redwine, Northshore and The Cottages are not interchangeable.
The original Lake Redwine community
The original section of Lake Redwine is the most established.
The homes are older than those in Northshore, but that age contributes to the character of the neighborhood. Trees and landscaping have had time to mature, homes are generally spread out, and many properties offer larger or more private lots.

Northshore is one of the newest sections of the Lake Redwine area.
Homes range from new construction to properties that are only a few years old. Buyers who prefer newer floor plans, current finishes and more recently constructed systems may be naturally drawn to Northshore.
Northshore still offers access to the lake-oriented setting, but its appearance is different from the original community. The landscaping and homes are newer, while the original Lake Redwine has a more mature and established atmosphere.
The sections are also currently assigned to different high schools. The original Lake Redwine community is generally associated with Newnan High School, while Northshore is generally associated with Northgate High School.
School attendance zones can change and may vary by address. Buyers should always verify the assigned elementary, middle and high schools for a particular property directly with the Coweta County School System before making a purchasing decision.
The Cottages at Lake Redwine
The Cottages are a much-needed addition to the community, providing a 55+ active-adult housing option within Lake Redwine.
The neighborhood is located beside the primary Lake Redwine amenity area and features new homes designed around active-adult and lower-maintenance living. Residents have access to the broader Lake Redwine amenities while receiving additional services that may include lawn maintenance, turf care and trash service, depending on the current association terms.
The official Cottages at Lake Redwine website describes the community as a custom active-adult neighborhood featuring expandable ranch plans.
The Cottages can appeal to homeowners who want to simplify their property maintenance without giving up space, quality, lake access or proximity to Newnan.
Because The Cottages have their own age restrictions, association structure and included services, buyers should review all current community documents carefully.
Life on Lake Redwine
The approximately 330-acre private lake is the defining feature of the community.
