If you ask someone in Newnan to name one of the area’s most recognizable neighborhoods, SummerGrove will probably be near the top of the list.

Located on the east side of Newnan, SummerGrove is an established master-planned community known for its golf course, tennis courts, lakes, pools (3 to be exact), parks, clubhouse to rent out for events, sidewalks and variety of homes. It offers something many buyers are searching for: a neighborhood where recreation, everyday conveniences and a sense of community are built into the surrounding environment.

As someone who grew up in Newnan and has worked in local real estate for more than 15 years, I have watched SummerGrove remain one of the neighborhoods buyers consistently ask about. Some are relocating from another state. Others already live in Coweta County and want more neighborhood amenities, a different floor plan or a location that keeps them close to shopping, medical care and Interstate 85.

SummerGrove will not be the right fit for every buyer, but if you are considering living in Newnan, it deserves a place on your neighborhood tour.

Where Is SummerGrove?

SummerGrove is located in Newnan’s 30265 ZIP code, primarily accessed from Lower Fayetteville Road and other connecting roads on the east side of the city, such as Mary Freeman Rd for the EastLake side of Summergrove and Newnan Crossing Blvd near the Publix at Stillwood.

One of the neighborhood’s biggest strengths is its location. Residents can reach Downtown Newnan, Ashley Park, grocery stores, restaurants, Piedmont Newnan Hospital, City of Hope and Interstate 85 without living directly in the middle of a major commercial area.

Downtown Newnan is approximately five miles away, while Hartsfield-Jackson Atlanta International Airport is approximately 30 miles from the neighborhood. Actual travel times will depend heavily on traffic and time of day. Based on experience, traffic around the neighborhood’s main entrances can become heavier during peak travel and school hours, the easiest entrance to get in and out of is the one near Newnan Crossing Blvd at the Publix at Stillwood. 

This location can be especially appealing to buyers who work in Atlanta or travel frequently but still want to live outside the city.

SummerGrove Is Designed Around an Active Lifestyle

The amenities are what initially put SummerGrove on many buyers’ lists.

Depending on the specific section of the neighborhood and applicable membership or association terms, residents may have access to amenities that include:

  • Community swimming pools
  • Tennis and recreational courts
  • Parks and playground areas
  • Sidewalks and walking routes
  • Lakes and fishing areas
  • Community gathering spaces
  • Access to portions of Newnan’s LINC trail system
  • Restaurants, gyms, day cares & an urgent care are within the neighborhood

These features make it possible to enjoy more of your free time close to home. A typical afternoon could include walking around the neighborhood, visiting a park, spending time at the pool or enjoying the view of one of the lakes.

Amenities, access rules and fees can change, so buyers should review the current HOA documents and confirm exactly which amenities are included with a particular property before purchasing.

The Summer Grove Golf Club

The golf course is one of SummerGrove’s most distinguishing features, even for residents who do not play golf.

The Summer Grove Golf Club is a semi-private, 18-hole, par-72 championship course. The club also offers a practice facility, memberships, dining and event space. Because it is semi-private, golf membership is separate from simply owning a home in the neighborhood.

Homes located around the course may offer fairway or green-space views, while the course itself helps create the open, landscaped setting associated with parts of the community.

If a golf course lot is important to you, pay attention to the home’s exact position. Views, privacy, golf-ball exposure and proximity to cart paths can vary considerably from one lot to another.

What Types of Homes Are in SummerGrove?

Because SummerGrove is a large, established community, buyers will find more variety than they might expect from a single subdivision.

The neighborhood includes:

  • Traditional two-story homes
  • Craftsman-influenced homes
  • Ranch-style homes
  • Homes with primary bedrooms on the main level
  • Properties with basements
  • Golf course and lake-adjacent properties
  • Townhomes
  • Smaller homes with lower-maintenance lots
  • Larger homes designed for additional living and entertaining space
  • 55+ area

Many homes were constructed during different phases of the neighborhood’s development. That means the age, builder, lot size, floor plan, level of updating and maintenance history can vary significantly.

This is one reason I do not recommend evaluating SummerGrove based on only one or two listings. Two homes in the same community can offer very different experiences.

One may have an updated interior and a smaller lot near a park. Another may offer a basement, mature landscaping and golf course views but need cosmetic improvements. Buyers should compare the complete property, not just its square footage and neighborhood name.

What Should Buyers Consider Before Moving to SummerGrove?

SummerGrove offers many benefits, but every buyer should evaluate how the neighborhood fits their actual priorities.

1. HOA fees and restrictions

SummerGrove is governed by homeowners association requirements, and fees may vary based on the property or section. Review the current covenants, architectural guidelines, rental restrictions and amenity information before making a final decision.

2. The home’s location within the community

SummerGrove is large. A home’s proximity to an entrance, school traffic, a pool, park, lake, golf course or busier neighborhood road can affect the experience.

3. The condition of the home

Because the neighborhood includes homes of different ages, buyers should consider the condition of the roof, HVAC systems, windows, exterior materials and other major components in addition to cosmetic updates.

4. Golf course or lake proximity

A view may be important to one buyer, while another may prioritize privacy, yard space or easier access to an entrance. Decide which features matter most before comparing properties.

5. School assignments

SummerGrove is served by the Coweta County School System, but attendance zones can change. Buyers should verify the assigned schools for a specific address directly with the school system instead of relying solely on a real estate listing or third-party website.

Is SummerGrove a Good Fit for You?

SummerGrove may be worth considering if you want:

  • An established Newnan neighborhood
  • Access to multiple recreational amenities
  • Sidewalks and places to spend time outdoors
  • A range of home sizes and styles
  • Convenient access to shopping, dining and medical care
  • Reasonable access to Interstate 85 and the Atlanta airport
  • The option to live near a golf course, lake or neighborhood park

On the other hand, a buyer who wants several acres, no HOA or a more rural setting may be happier exploring other parts of Coweta County.

The goal is not to choose the neighborhood everyone else likes. It is to find the neighborhood that supports the way you want to live.

Selling a Home in SummerGrove

If you already own a home in SummerGrove, you have something many sellers in less recognizable neighborhoods do not: an established community name buyers actively search for.

However, simply adding “located in SummerGrove” to a listing is not a complete marketing strategy.

A strong SummerGrove listing should help buyers understand:

  • Where the home is located within the community
  • Which amenities are nearby
  • Whether it offers golf, lake, park or green-space views
  • What makes the floor plan different from competing homes
  • Which major systems or finishes have been updated
  • How the home supports everyday life
  • Why this particular property is worth choosing over other SummerGrove listings

The home is not only competing against properties in other Newnan neighborhoods. It may also be competing against several active listings within SummerGrove itself.

That makes pricing, condition, photography, video and property-specific storytelling especially important. Buyers need a clear reason to choose your home.
